Design & Construction Process
Genworth is a small boutique company dedicated to producing a limited number of custom homes each year, enabling us to maintain design uniqueness and unparalleled quality control. We firmly believe that your new home should meet and exceed your expectations. Every one of our homes is architecturally designed to ensure we maximise your satisfaction by creating a home that is perfect for you and your lifestyle needs, both now and in the future.
Step 1: Connect with Us
The first step on the road to realising your new home is taken hand in hand with our design team. We offer an obligation-free meeting to discuss your vision, goals, and requirements, building an understanding of how we can work together to bring your dream home to life. Our design team will assess your site and liaise with the council to advise you of any relevant constraints. From this point, we can inform you precisely of the design you can achieve within your budget.
Step 2: Design Concept
With your project brief established, our design team will continue to create your masterpiece. Whether your home is classical or contemporary, our architects and interior designers have the expertise to ensure the design is individual, unique and exceeds your expectations. The initial concept design will be presented as a floor plan, indicating the layout of rooms, spaces, and features. Together, we will refine the design until the floor plan and elevations, including materials and colours, are finalised. At this stage, a preliminary construction cost estimate can be initiated as your new home’s size, configuration, and complexity have been established.
Step 3: Planning Approval
Once the design of your new home is complete and the preliminary cost estimate is finalised, the necessary documentation is compiled and submitted to the council to secure planning approval. Depending on the scale and complexity of your project, the council may require additional information or minor amendments to grant approval; however, we coordinate all of this on your behalf.
Step 4: Working Drawings and Construction Documentation
Following the issuance of Planning Consent from the council, detailed construction drawings are prepared for your new home. During this process, our Interior Design team will work closely with you to understand your vision and aesthetic preferences, meticulously curating an interior scheme that harmoniously blends functionality with elegance, selecting materials, colours, and fixtures. Simultaneously, our design team collaborates with Engineers, Framing Designers, and House Energy Assessors to prepare a complete building approval package for final costings and construction.
Step 5: Construction
With your new home fully engineered and documented, our construction team can finalise your fixed-price contract, enabling construction to commence. During the build, your project will be managed by one of our in-house Project Managers and supervised onsite by a Site Supervisor. They ensure the highest level of construction quality is maintained and that your home is constructed according to the agreed design.
Step 6: Handover
Upon completing the project, your new home is handed over to you. Handover signifies the end of building works, the commencement of the warranty period, and the beginning of a lifetime of enjoying your very own quality Genworth home.
